Nothing is failing, and that changes the job
Most of Frisco went up from the early 2000s onward. In Starwood, Newman Village, Phillips Creek Ranch and the newer sections east of the tollway, the kitchen is already open to a large family room, the island is already there, and the wiring and plumbing are fine. Nobody is calling us because a drain leaks.
They call because the kitchen was the builder's option list. Entry-level granite with a bullnose edge. Cabinets stopping a foot below a ceiling that is nine or ten feet high, with a decorative box above them. A tile backsplash in a color that was on every spec sheet that year. An island sized to fit the plan rather than to seat four people. And a two-story family room next to it, which makes the whole assembly read as undersized from the moment you walk in.
So the Frisco brief is not "make it work." It is "make it not look like the one three doors down." That is a design problem before it is a construction problem, and it is why we bring our interior designer into it before we price anything.
Where the money goes when the bones are already right
Kitchen remodels start at $40,000, and the split on a Frisco project looks different from an older house because almost none of it goes to repair:
- Cabinetry, and more of it than you expect. Removing the decorative box and running the uppers to the ceiling adds a full extra tier of doors, the trim to close it out, and lighting inside the glass if you go that way. It is the change that fixes the scale problem, and it is the largest line item.
- Rebuilding the island. Making an island longer or deeper usually means new base cabinets, new electrical for the outlets code requires, and a slab big enough to avoid a seam. If the sink is in it, the drain has to move through the slab.
- The range wall. A built hood with a paneled or plaster surround, in place of the stainless chimney the builder hung, is the second thing people notice and it carries framing and venting work with it.
- Stone, and how much of it. Quartz and natural stone price differently, and taking the counter material up the backsplash to the underside of the uppers roughly doubles the square footage.
- Height, everywhere. Ten-foot ceilings and a two-story adjoining room make every vertical element taller. Taller costs more, and skipping it is what makes a remodel look like a refresh.

The resale argument, since we get asked
In a Frisco neighborhood built in one phase, the comparable sales are houses with your floor plan and your original finishes. The kitchen is the room that separates yours from theirs, and it is the room a buyer stands in longest. That is a reasonable case for spending there first, and a poor case for spending the same money on a bedroom.
