A bathroom remodel in Plano, TX costs $23,121 for a midrange remodel and $72,769 for an upscale one. Those are the 2025 Cost vs Value Report’s modeled job costs for Dallas. They are area averages for a defined project, not a quote for your room. If your job is smaller, you will likely spend far less: Angi puts the Dallas average for bathroom projects of every size at $11,582. Your own bathroom remodel cost depends mostly on the room’s size, whether the drain moves, and how much tile goes on the walls.

What does a bathroom remodel cost in Plano, TX by scope?

Bathroom remodel prices for Plano and the north Dallas suburbs come from three publishers, and each one measures something different. Cost vs Value models the full job cost of a defined project. Angi averages the projects its pros report, from small fixes to full guts. Houzz asks homeowners what they spent and reports the median. When you compare them, read each number with its measure beside it, and never average them together.

The Dallas job costs in the 2025 Cost vs Value Report run 10.8% to 14.7% under the national figures for the same three bathroom projects. So if you are asking whether DFW is cheaper for a bathroom, the published answer is yes.

How much does a bathroom remodel cost in DFW by room size?

A bathroom remodel in Dallas costs $70 to $250 per square foot, according to Angi’s Dallas bathroom remodel page, updated February 25, 2026. Angi breaks the Dallas range down by floor area, and you can measure your own room in two minutes with a tape: length times width.

Bathroom floor areaDallas cost range (Angi, Feb. 2026)
25 to 50 sq ft$3,000 to $15,000
50 to 75 sq ft$6,000 to $21,000
75 to 100 sq ft$10,000 to $70,000
100 to 200 sq ft$12,000 to $140,000

The ranges get wide fast. If yours is a 100 square foot primary bath, it could land anywhere from a new vanity and paint to a full gut with tile to the ceiling. Size sets the floor of your budget, and the choices you make inside the room set the rest.

What does a primary bathroom remodel cost?

A major primary bathroom remodel costs a national median of $30,000 when the room is 100 square feet or larger, according to the Houzz 2026 U.S. Bathroom Trends Study, published September 30, 2026. Houzz surveyed 1,619 U.S. homeowners about projects finished in 2025. The top 10% of those larger major remodels cost $75,000 or more.

If you want a Dallas comparison at the high end, the upscale bathroom remodel in the 2025 Cost vs Value Report models at $72,769 in Dallas. Houzz also found that 82% of renovated bathrooms kept the same footprint. Keeping the toilet, shower and vanity where they are skips the plumbing moves that swing a primary bath budget most.

What does a tub to shower conversion cost?

A tub to shower conversion costs $3,000 on average nationally, with a range of $1,200 to $15,000, according to Angi’s tub-to-shower conversion page, updated July 8, 2026. Angi’s figure is national, not a Dallas number.

The tub question matters in Plano more than most places. Plano’s median home was built in 1993, according to the U.S. Census Bureau’s American Community Survey 2024 five-year estimates. Primary baths from that era were often drawn the same way. You get a garden tub set into a tiled deck under a window, and a small shower squeezed into what was left.

If nobody in your house uses that tub, it is holding a big share of your room. Houzz’s 2026 study found that 26% of bathroom renovators removed a tub, and 79% of them used the space to enlarge the shower. Two things to weigh first:

  • Your only tub. If it is the only tub on that floor, a buyer with young children will notice. Check what else your house offers before the tub goes.
  • The slab. Your Plano house almost certainly sits on a concrete slab, so a new shower drain in a new spot means cutting and repouring concrete. On a post-tension slab, the tendons have to be located before anyone cuts.

If your conversion moves the drain across the slab, expect to sit toward the top of Angi’s range, not at the $3,000 average.

What moves the price of a bathroom remodel in Plano?

The price of a Plano bathroom remodel moves most on the work behind the finishes, not the finishes you pick. In a 1990s Plano bath, these are the line items you should ask about, roughly in order of impact:

  1. Whether the drain moves. Turning a tub deck into a shower means new plumbing in the slab.
  2. Tile height and size. Tile to the ceiling costs more than tile to the shower head. Large-format tile needs a flatter wall first.
  3. Waterproofing. Tile and grout are not waterproof. A bonded membrane over the whole wet area is what keeps water out of the framing.
  4. Glass. Frameless glass is measured off the finished tile, then made, so it is a real line item and it arrives late.
  5. Vanity height. Going from an old 30-inch counter to a 36-inch vanity usually means moving the supply and drain lines up the wall.
  6. The water closet wall. Taking it out is cheap if it carries no load and costly if it hides plumbing stacks or ductwork.

When an old tub deck in a Plano house comes apart, the crew often finds plywood behind the surround and no proper waterproofing membrane. Budget for that repair in your plan. You would have paid for it sooner or later, whether you kept the tub or not.

Your permit fees are a smaller line. Angi’s national bathroom remodel page, updated July 9, 2026, puts permit fees at $100 to $1,000.

Do you need a permit for a bathroom remodel in Plano?

A Plano bathroom remodel needs a permit when the work touches plumbing, electrical or walls, so plan on one for a tub-to-shower conversion or a moved vanity. The City of Plano’s pages do not list which bath jobs are exempt. Call Plano Building Inspections before you start if your job is close to the line.

Here is what the City of Plano publishes about the process:

  • Review time. Plano’s performance dashboard sets a 5-day target for residential plan review and says that review covers kitchen and bath updates. That is the city’s goal, not a promised turnaround.
  • The checklist. Plano’s Residential Addition / Alteration Permit Requirements & Checklist (revised December 6, 2019) asks for two copies of the construction documents with the application. Electrical and plumbing plans may be shown on the floor plan.
  • The deposit. A minimum of 65% of the building permit fee, plus the plumbing certificate fee and the plan review fee, is due when you apply. The rest is due before the permit is issued.
  • Inspections. The permit holder is responsible for requesting every inspection.
  • Your HOA. The checklist tells you to contact your homeowners association for any added requirements from deed restrictions and covenants.

Frisco, McKinney and Allen each run their own building inspections office with their own rules. If you live there, check with your city before you set a start date.

How long does a bathroom remodel take?

A primary bathroom remodel took homeowners an average of 5.4 months to plan and 3.2 months to build. That comes from Houzz’s national survey of projects done in 2019, published July 21, 2020. Guest baths averaged 4.8 months of planning and 2.9 months of construction. Treat those as old, national, self-reported numbers; the construction months include waiting between trades.

One wait to plan for: frameless shower glass is measured after the tile is set and then fabricated, which typically takes two to three weeks. Your shower is not usable until the glass arrives, so line up another bathroom for that stretch. The full timeline, step by step, is in how long a bathroom remodel takes in Frisco and Plano.

Do bathroom remodel costs differ in Frisco, McKinney and Allen?

Bathroom remodel costs in Frisco, McKinney and Allen use the same Dallas-area figures as Plano, because Cost vs Value and Angi publish Dallas numbers, not suburb-by-suburb ones. What changes is the house you start with. The median home in Allen was built in 2003, in McKinney in 2007 and in Frisco in 2009, per the Census Bureau’s ACS 2024 five-year estimates. If your builder bath is newer, it may not have the 1990s garden tub, so your money may go to finishes instead of plumbing.

Further north, the homes are newer still. If you are weighing a primary bath in a newer Prosper home, see what a primary bathroom remodel costs in Prosper. For a builder-grade bath in Anna, see what is worth changing in an Anna bathroom.

Is a bathroom remodel worth it when you sell?

A midrange bathroom remodel in Dallas returns about 76% of its cost at resale. That is calculated from the 2025 Cost vs Value Report: $17,512 in estimated resale value against $23,121 in job cost. The upscale Dallas bathroom remodel returns about 43%, or $31,634 against $72,769. Keep in mind those resale values are real estate agents’ estimates, not sale prices. If you plan to stay for years, how the room works for you counts for more than the payback.
