Primary bathroom remodel in Prosper, TX: what it costs and how Prosper's permit process works

What a primary bathroom remodel costs in Prosper, TX, using Dallas-area averages from the 2025 Cost vs Value Report and Houzz, which primary bath features have to be decided at design, and how the Town of Prosper's permit and plan review work.

Remodeled primary bathroom in a Prosper, TX home with a freestanding tub, a corner glass shower, a black vanity run with an arched mirror, a black tile floor and a leopard-print runner

A bathroom remodel in Prosper, TX costs about $23,121 for a midrange bathroom remodel and $72,769 for an upscale one. Those are the 2025 Cost vs Value Report’s modeled job costs for Dallas, the closest published figures to Prosper, and they are area averages, not a quote for your room. In Prosper, the upscale number deserves a closer look than it gets elsewhere, because Prosper’s median home value is more than twice Anna’s in the Census Bureau’s figures. If your job needs a permit, the Town of Prosper expects your registered contractor to pull it.

How much does a bathroom remodel cost in Prosper, TX?

A bathroom remodel in Prosper, TX is priced from Dallas-area figures, because no publisher prices Prosper on its own. The 2025 Cost vs Value Report models a midrange Dallas bathroom remodel at $23,121 and an upscale one at $72,769. For larger rooms, the Houzz 2026 U.S. Bathroom Trends Study, published September 30, 2026, found a national median of $30,000 for major remodels of bathrooms 100 square feet or larger. The top 10% of those projects cost $75,000 or more. Houzz’s figures are homeowner-reported medians for 2025 projects across the U.S., not Dallas numbers.

For every Dallas figure by scope and room size, see what a bathroom remodel costs in Plano and the north Dallas suburbs. Those numbers apply in Prosper too. What changes in Prosper is the house your bathroom sits in.

What does a primary bathroom remodel cost in a Prosper home?

A primary bathroom remodel in a Prosper home costs the same Dallas-area job price as anywhere nearby. What differs is the share of your house’s value it takes. Prosper’s median owner-occupied home value is $823,700, according to the U.S. Census Bureau’s American Community Survey 2024 five-year estimates. Against that median, the upscale Dallas bathroom job is about 8.8% of the home’s value, and the midrange job is about 2.8%.

Compare that with Anna, in north Collin County, where the same survey puts the median home value at $351,700. There, the same upscale bathroom would be about 20.7% of a median home. In a Prosper home, an upscale primary bath is in proportion to the house around it.

Resale is a different question. In the 2025 Cost vs Value Report, the upscale Dallas bathroom remodel returns about 43% of its cost at resale, or $31,634 against $72,769. The midrange one returns about 76%, or $17,512 against $23,121. Those resale values are real estate agents’ estimates, not sale prices. If you choose the upscale end, choose it because you will use the room every day.

What is worth changing in a newer Prosper primary bath?

A Prosper primary bath is usually young. The town’s median home was built in 2014, per the Census Bureau’s ACS 2024 five-year estimates, so a typical bath there is about 12 years old. Your money in a bath that age tends to go to how the room looks and works, not to fixing what has failed.

Still, check the shower before you plan around it. Tile and grout are not waterproof. What keeps water out of your walls is the membrane behind the tile. A stain at the base of a shower wall, or a soft spot in the floor, is worth a look at any age.

You can see how much a Prosper primary bath can change without new square footage in a primary bathroom remodel in Prosper. It comes from the portfolio of Lively Luxury Designs, a Plano design-build firm. That room has a freestanding tub under the window, a corner glass shower in marble-look tile and a black tile floor. Most of its character comes from black millwork framing two arched mirrors over the double vanity, brass sconces, a brass sputnik chandelier and leopard-print wallpaper in the water closet.

Wallpaper, millwork, mirrors and light fixtures need no plumbing at all. If your layout already works, those are where a bold result comes from. If the layout is the problem, moving the tub, shower or toilet means moving drains, which adds plumbing work to the job.

Which primary bath features have to be decided at design?

In a Prosper primary bath, the features that have to be decided at design are the ones that change the structure or the plumbing plan. Each of these needs to be settled before anything is torn out:

  1. A curbless shower. The shower floor has to drop, either inside the joist space or by recessing the slab. That is structural work, so it belongs in the first drawing.
  2. A freestanding tub with a floor-mounted filler. The water lines have to come up through the floor in exactly the right spot before the floor is finished. Moving the tub a few inches after that means breaking the floor again.
  3. Heated floors, a steam shower or a wall-hung toilet. All three need wiring, framing or plumbing set during rough-in, so they have to be in the plan from the start.
  4. A built-to-fit double vanity with a stone top. A stock vanity, a semi-custom cabinet and a vanity built to the inch for your wall are three different budgets.
  5. Patterned tile. Herringbone, picket and mosaic take more labor per square foot than a straight lay of the same tile.

Pick the ones that matter to you, and settle them before your first drawing is final.

Do you need a permit for a bathroom remodel in Prosper, TX?

A bathroom remodel in Prosper, TX may need a permit depending on the work. The Town of Prosper’s Building Inspections FAQ says that, depending on the type of project, a permit may be required, and it does not list bathroom remodels on their own. Expect the question to come up if you move plumbing, change wiring or open walls. When a permit applies, here is how the Town of Prosper says the process works:

  • Your contractor pulls it. A contractor you hire must obtain the permit for the work they perform and must be registered with the Town. Ask whether yours is registered before you sign.
  • Plan review takes ten business days for the first round. The Town lists that time for residential remodels, new homes and additions.
  • Your HOA is separate. The Town does not enforce deed restrictions or HOA covenants. It says to check them before you apply for a permit, because they may supersede Town requirements. So check your HOA first.
  • Fees are a small line. Angi’s national bathroom remodel page, updated July 9, 2026, puts permit fees at $100 to $1,000. That is a national range, not Prosper’s fee schedule.

How long does a primary bathroom remodel in Prosper take?

A primary bathroom remodel took homeowners an average of 5.4 months to plan and 3.2 months to build. That is from Houzz’s national survey of 2019 projects, published July 21, 2020. Those are old, self-reported national averages, and the construction months include waiting between trades.

In Prosper, add the Town’s ten business days of first-round plan review to your schedule when a permit applies, before demolition starts. Then plan for the glass. Frameless shower glass is measured after the tile is set and then made, which typically takes two to three weeks, and your shower is not usable until it is installed. The full timeline is in how long a bathroom remodel takes in Frisco and Plano.

What if your Prosper home is brand new?

If your Prosper home is brand new or still being built, your first decision is timing, not tile. The trade-offs between choosing finishes before and after closing are in upgrading builder-grade finishes in a new Prosper, Celina or Anna home. Before you change anything after closing, read what your builder’s warranty says about work done to the home.
