Primary bathroom remodel cost in Southlake, TX: what it costs and what drives it
Primary bathroom remodel cost in Southlake, TX: the Dallas figures from Cost vs Value, what taking out a late-1990s Southlake finish package involves, and what Southlake's remodel permit asks, costs and inspects.
A primary bathroom remodel in Southlake, TX costs $72,769 for an upscale remodel and $23,121 for a midrange bathroom remodel, using the 2025 Cost vs Value Report’s Dallas figures. Those are modeled job costs for a defined project, not a quote for your room, and the report does not price Southlake on its own. Your own primary bathroom remodel cost in Southlake turns on three things. How much of the original finish package comes out, whether the drains move, and how far the tile goes up your walls.
How much does a primary bathroom remodel cost in Southlake, TX?
For a primary bathroom remodel in Southlake, use the Cost vs Value Report’s 2025 Dallas midrange figure of $23,121 and its Dallas upscale figure of $72,769 as your bracket. For a national check, Houzz’s 2026 Bathroom Trends Study, published September 30, 2026, found a median of $30,000 for a major remodel of a bathroom 100 square feet or larger. Cost vs Value models a defined project, while Houzz reports what homeowners said they spent, so keep each number beside its measure. The full set of Dallas-area figures by scope and room size is in what a bathroom remodel costs in Plano and the north Dallas suburbs.
What should a master bath remodel cost in Southlake: midrange or upscale?
What a master bath remodel in Southlake should cost depends on your own house, not the town. Look at the rest of your home. If the kitchen, floors and trim have already been redone to a high finish, a midrange bath will read as the room that was left behind. If the rest of the house is still original, a midrange bath may be the right first step.
The town’s numbers give you the setting. The median owner-occupied home in Southlake is valued at $1,014,500, and the median home was built in 1997, according to the Census Bureau’s American Community Survey 2024 five-year estimates. Against that median, the Dallas upscale bath at $72,769 is about 7% of the home’s value, and the midrange bath at $23,121 is about 2%. Both shares are calculated, and a city median hides plenty of streets on either side of it.
What does a late-1990s Southlake bathroom have that drives the cost?
A late-1990s Southlake bathroom usually has a finish package of its time, and taking that package out is where the money goes. Lively Luxury Designs, a design-build firm in Plano, describes that package on its Southlake page. It lists “Dark stained cabinets, tumbled travertine everywhere, glazed and faux-painted walls, arched niches cut into the drywall.” The same page says those houses “were built well” and “need the 2004 taken out of them.”
In your bath, that usually means the travertine on the floor and shower walls, a dark vanity, and niches sized to an old tile layout. When old shower tile comes off, the backer board behind it usually goes too. That is why a Southlake primary bath often becomes a down-to-the-studs job even when nothing is failing.
Before anyone prices it, open the cabinet under your sink and the shower’s access panel if you have one. Look for stains, soft wood or old repairs. If water has been getting behind your travertine, the subfloor or framing under it becomes part of your job. Tile and grout are not waterproof, so ask how the new shower will be waterproofed behind the tile.
The other big cost lines, from moving drains in a slab to frameless glass, are laid out in what a bathroom remodel costs in Plano.
What should you ask a remodeler about a 1990s Southlake bath?
A remodel that strips a 1990s or 2000s finish package is different work from finishing a new build. Have any remodeler you talk to walk your bath and say which parts of the original shell they would keep. A good answer names the drain, the window and the tub before it names any tile.
Do you need a permit for a bathroom remodel in Southlake?
You need a permit for a bathroom remodel in Southlake. The City of Southlake’s Accessory Buildings, Additions and Remodels Guidelines, dated February 2026, say remodels require a permit. The exceptions are foundation repair, flooring, cabinets and similar finish work. A primary bath remodel that touches your shower, plumbing or walls is not finish work, so plan on a Residential Remodel permit, which covers interior remodeling only. The same guideline says window replacement also requires a permit, which matters if your bath window is changing.
Here is what the Southlake guideline asks of you and your contractor:
- A registered general contractor. Your general contractor must be registered with the City of Southlake before applying. Registration is done online, as a general contractor license with a $100 fee. The plumbing, mechanical and electrical subcontractors on the permit must be registered too.
- The fee. A remodel with the existing foundation and roof costs $50 plus $0.50 per square foot remodeled. Where no area applies, the fee is $100, and the minimum fee for any permit is $100. For a 120 square foot primary bath, your fee works out to $110. A 60 square foot bath would come to $80 by the formula, so it pays the $100 minimum.
- The codes. Southlake cites the 2021 International Residential Code with its Ordinance 1252 amendments, the 2023 National Electrical Code and the 2021 International Energy Conservation Code.
- Inspections. All inspection requests go through the city’s online permit software, and it is the general contractor’s responsibility to request them. The city-stamped plans must be on the job site for every inspection.
Ask whoever you hire to show you their City of Southlake registration before you sign. It tells you your permit can be pulled in their name, and that they will be the one booking your inspections.
How long does a primary bath remodel take, and is it worth it?
A primary bath remodel averaged 5.4 months of planning and 3.2 months of construction in Houzz’s national survey of 2019 projects, published July 21, 2020. On resale, real estate agents in the 2025 Cost vs Value Report’s Dallas figures put a midrange bath at about 76% of its cost recouped. An upscale bath recoups about 43%. The steps and their timing are in how long a bathroom remodel takes in Frisco and Plano.
What a Southlake primary bath costs with Lively Luxury Designs
The Cost vs Value, Houzz and Census figures for Southlake bathrooms are market numbers, not quotes from Lively Luxury Designs. The company’s own published price for a bathroom remodel starts at $15,000, and design bought separately runs $100 an hour with a ten-hour minimum. Your quote depends on how much of the original shell comes out.
Before you call anyone, do three things at home. Measure your floor, length times width. Decide whether anyone in your house still uses the tub. Then check what is under the travertine at your sink base and shower. When you are ready, see how a full bathroom job runs on the bathroom remodeling page. You can also read about the finish work that dates a Southlake house on the Southlake page, where you can book a consultation.
