Two rooms on one wall cost less than two rooms

In a lot of McKinney floor plans the powder bath and the laundry sit back to back or across a short hall, sharing a plumbing wall and often a single vent stack. That is what our laundry room and powder bath remodel is. Opening that wall once, rerouting once, and having the tile crew, the plumber and the cabinet installer each make one trip instead of two is a materially cheaper project than the same two rooms done a year apart.

It is worth checking before you scope a bathroom here. Stand in the powder bath and work out what is on the other side of the wet wall. If it is the laundry, a mudroom, or a second bath, you have a choice to make about scope that will not be this cheap again.

Old McKinney and new McKinney want different things

Near the historic square, the houses predate the idea that a bedroom should have its own bathroom. The bath was usually carved later out of a hall, a closet or the end of a bedroom, and it is small, with a cast iron tub and a window in an awkward place. The question there is rarely "how do we make this beautiful." It is "can this room grow, and what does it take from." Because many of those houses are pier and beam, a plumber can get under the floor, so moving a drain a few feet is far more achievable than in a slab house. What limits you is the joists and where a wall can go.

In Stonebridge Ranch, Craig Ranch and Trinity Falls the primary bath is large and on a slab, and the brief is the opposite. The room is fine. It is the garden tub, the builder shower and the mirror wall that make it feel like a rental. Those are finish and layout projects rather than structural ones.

Adding a bathroom, honestly

People ask about adding a second bath to an older McKinney house more often than about remodeling the one they have.
